Two prominent health systems, Cincinnati Children’s and The Christ Hospital Health Network, are collaborating with real estate developer Merus on a new project in Cold Spring, Kentucky. The development will feature two medical office buildings, each 45,000 square feet, as well as several retail and commercial structures at the site named Cold Spring Town Center.

The 28-acre property at 3725 Alexandria Pike is strategically located at the intersection of Alexandria Pike (U.S. 27) and Industrial Road (KY 8). Previously owned by Disabled American Veterans, which relocated its headquarters to Erlanger in 2021, the land was sold to the city of Cold Spring before being acquired by the joint venture partners.

Mayor D. Angelo Penque expressed enthusiasm for the project: “The redevelopment of this important site marks a meaningful step forward for our city.” He emphasized that the partnership aims to bring quality healthcare closer to families in Campbell County while also providing economic benefits through job creation and retail amenities.

The medical office buildings and four retail structures will occupy approximately 17 acres. Merus is collaborating with both health systems on plans for developing the remaining portion of the property. The Christ Hospital Health Network plans to offer expanded primary care, women’s services, and cardiology services at its new outpatient center in Cold Spring.

Debbie Hayes, president & CEO of The Christ Hospital Health Network, stated: “We are excited to announce our partnership with Cincinnati Children’s and Merus to bring this new outpatient center to Cold Spring.” She highlighted the importance of improving access to healthcare services for Northern Kentucky families.

Merus will lead the development in two phases. Phase 1 includes four retail buildings with delivery expected by Q3 2026. Phase 2 involves constructing two Class-A medical office buildings intended for long-term tenancy. Site construction is slated to begin later this year with completion anticipated by late 2028. Total project costs are estimated at $49.2 million.

John Bumgarner from Merus remarked: “This project shows what’s possible when strong partners rally around a shared vision.” He noted that it would enhance access to care and provide long-term value for Cold Spring.

Cincinnati Children’s will offer pediatric primary care at its facility within Cold Spring Town Center. Evaline Alessandrini, MD, chief operating officer of Cincinnati Children’s said: “Our new location at Cold Spring Town Center will ensure that children in Campbell County have the support and services they need to thrive.”

The Christ Hospital Health Network operates an acute care hospital in Mt. Auburn along with other facilities throughout the region. It has been recognized as a leading hospital both locally and internationally.
